Diamante is a privately
held real estate investment company based in Colorado
Springs, Colorado. Diamante and its affiliates are
actively engaged in the acquisition, disposition
and management of commercial real estate properties
in the Southwestern United States, primarily Colorado
and Arizona.
Diamante
is experienced buying properties with varying risk
and leverage profiles, holding periods and asset
types, thus enabling us to meet different investment
objectives.
We are always looking
for quality, stabilized properties that provide solid
cash-on-cash returns and appreciation upside. Comprehensive
analysis is completed on the front end of each purchase
and we work with investors to add value to the property
over its holding period.
Diamante
invests alongside investors in each transaction and
therefore, we profit when the other investors profit.
Because controlling costs are key elements to enhancing
value, professional property management services
are available with a track record or lower operating
expenses and tenant improvement costs. Property cash
flow is distributed to investors on a monthly basis
along with comprehensive reports.

John Spade - Principal
Patrick
R. (Pat) Scanlon - President
and COO
Pat Scanlon
is president and owner of PRS Associates, Inc., and
he is an internationally recognized real estate recreation
expert with over 25 years of senior executive experience
in land planning and developing large-scale, commercial
recreation and resorts projects. He spent 18 years
with Walt Disney Imagineering, the Disney subsidiary
responsible for creating, planning, designing, engineering,
producing and constructing the company’s theme
park and other leisure ventures, where he served in
several senior executive positions including Senior
Vice President of Project Management, Vice President
and General Manager of the Creative Group and Vice
President of Development.
Mr. Scanlon’s
experience includes planning for and/or development
management of the following projects: (1) Islands
of Paradise, a theme park project currently being
developed in Hawaii on the island of Oahu; (2) NASA
visitor Centers at Kennedy Space Center in Florida,
and Johnson Space Center in Texas; (3) Disneyland
Paris; (4) Epcot Center and (5) Tokyo Disneyland.
Through Diamante Properties Corp., Mr. Scanlon is
an investor and principal in a number of commercial
real estate properties in Denver, Colorado Springs
and Phoenix, and he serves as a director of the Omnipark
Development District in Denver. He holds a Masters
Degree in finance from the UCLA Graduate Schools of
Management, and a Bachelors Degree in economics from
the University of California at Santa Barbara.
Gabriela
Augustine - Controller
Gabriela
Augustine, Controller, has over 25 years of experience
in accounting including the preparation on the general
ledger, financial statements, and tax returns. Furthermore,
she oversees the year-end financial audits. For the
past 20 years, Ms. Augustine has worked in the field
of commercial real state. She has been Diamante’s
controller since 1995.
In addition
to directing Diamante’s accounting department,
Gabriela is responsible for coordinating year-end
audits with CPA firm, Sanden, Shambo and Anderson;
she oversees the preparation of all financial and
tax return statements interfacing with Exchange Systems
Inc. on 1031 transactions and BiggsKofford, PC on
tax returns reviews. She maintains Diamante’s
banking relationships and she administers Diamante’s
employment benefit programs including its 401k plan
Richard
F. Nipert- General Counsel and Pricipal
Mr. Nipert
servers as General Counsel for Diamante Properties
Corp. Rich Nipert’s responsibilities include
oversight of all legal matters ranging from acquisitions
and dispositions, preparation and review of leasing
documents, corporate regulations, governmental and
tax law compliance, financing and 1031 tax deferred
exchange transactions.
Mr. Nipert
is a partner in the Denver law firm Bright, Gibson & Nipert,
P.C. Previously he practiced law with the major national
law firm of McKenna & Cuneo, and Denver-based
Calkins, Kramer, Grimshaw & Harring. Mr. Nipert
earned his Juris Doctor degree from the University
of Southern California and his Bachelor of Arts degree
from the University of California at Irvine
Rich Nipert
is Manager of Briali LLC. He is also Vice President
of Summit Investments, Inc., the company responsible
for master development of the 950-acre Maryvale (Rendezvous)
mixed-use residential, commercial and golf resort
community development project in Fraser/winter Park,
Colorado, which was sold in 1999 by Summit Investments
to Denver development company Koebel & Company.
Mr. Nipert served as the Managing Partner in charge
of the Maryvale development and has managed the development
of multi-family projects in Lone Tree, Colorado. He
was also Executive Vice President and Director of
Acquisitions of D.E. Enterprise, Inc., which owns
in excess of 100 real estate properties including
regional shopping centers, retail centers, industrial
parks and office buildings
James
L. Williams- Principal
Jim Williams
is President and owner of West Coast Capital Corporation,
a financial consulting firm. He is a CPA and a Certified
Financial Planner. Mr. Williams served as Assistant
Tax Director for Whittaker Corporation and as Manager
of Taxation at Deloitte Haskens and Sells, CPAs. He
is a member of the American Institute of CPAs and
Institute of Certified Financial Planners.
Mr. Williams
holds a Masters Degree in taxation from the UCLA Graduate
School of Management, and he received his Bachelors
Degree in business economics from the University of
California at Santa Barbara. He is an active investor
and principal in commercial real estate projects in
Colorado and Arizona, and he serves as a technical
consultant for several charitable organizations.
Mr. Williams
advises the company on financing strategies and taxation.
